This is the image that best describes the loft, Rustic but warm. Everything in this loft was a challenge as is with most old buildings but it was worth the effort by the team. Vicky the property owner said " it is like waking up in a nice hotel room every morning " and she would certainly recommend us to friends & family. The loft did take slightly longer than expected but was completed on budget and to a high standard and that's what counts when it comes to your home. References are available on request. As seen in the images the ensuite looks great, the oak vanity unit was all hand made and really suits the old rustic style sink with a modern twist with the waterfall mixer tap. The tiles were fitted in a half bond style which ads more detail. The customer supplied us with some nice travertine tiles and it all fits together with a great looking finish. We fitted a heated towel rail in a purpose built recess at the shower entrance and a hidden cistern toilet to save on space. We enjoyed making it but more importantly the customers love it. It really is a great looking loft conversion with lots of character with a high quality finish by our team from start to finish, We do not use sub contractors. This an image of one of our team Kenan removing the old plaster early in the demolition stage of the loft. The new loft floor was extended by 10m2 giving it a much bigger feel and it will make a great master bedroom when it is completed. I will update again in a week or so and show our progress with the velux windows fitted into the stone tiled roof along with the exposed purlins and plasterwork. We are aiming to complete mid August.
We are now coming up to our completion date for this loft conversion / loft renovation. We have really enjoyed our time here as this loft has a lot of character with some nice modern features also, such as the en-suite and large roof windows which make for great views into the rear garden and beyond. We tucked the en-suite away into a corner of the loft and made a storage area above it but kept the purlin exposed along with some exposed stone. The loft conversion has really come together over the last few weeks so here are some more pictures.

Here is a loft conversion / loft renovation in Leeds which we started early in July. The property was built in the late 1800s. It had some form of loft conversion done in the 1960's. The house sits in a row of stone cottages under a flight path for Leeds and Bradford airport so it had to be soundproofed. The old loft conversion had no insulation due to its age and the room and was not fit to use as a habitable room. The young family had there 1st child and wanted to make the loft conversion a master bedroom with en-suite. We took it back to the bare structure as you can see and did some strengthening work on collapsed roof purlin, fitted the correct amount of insulation and used sound proofing plasterboards due to the noise from the planes along with triple glazed quality velux windows. We then exposed some of the original stonework which was covered with plaster which looks great showing the original features with a modern look when the loft conversion is completed.
Below are some images of a rooflight loft conversion we completed for a customer from Halifax. The previous builder had completed the loft to a very poor standard and all the 1st floor ceilings has collapsed. I went to see Mr Finnigan at the property and it became clear there was no structural work done prior to the floor being fitted. There were no steels to form a load bearing floor and the staircase was constructed in a way access into the loft was restricted. We stripped the loft back to the bare structure as you can see in the images. We inserted some steels and hung the floor in the correct way and then put the loft back together with a complete new staircase and central heating. We also replaced the 1st floor ceilings. Chris and Jen the property owners were very happy with the finished loft conversion. We enjoyed completing the project and giving them the loft bedroom as the previous builder had left the property in an unfit state as it was unsafe. We gave them the loft conversion they wanted finished to a high standard

The 2 smaller windows are at the front of the property. We had a lot of work to do on the front part of the roof due to the collapsed purlin, The roof had started to sag in the middle so we stripped the front of the roof so we could jack up the purlin before it was strengthened and then re roofed using the existing stone. One image is from the bottom taken off of the scaffolding and the other from the ridge to give some kind of scale to the images
Here are some images of the re claimed railway sleeper pendant we made it really suits the style of the conversion and is a great feature for the loft room.
This is the actual French oak sleeper we used for the vanity stand and surround in the ensuite. As you can see it in the image it is on the saw in our workshop being cut down to various sizes.. We cut it down and put through a thickness plainer. It was then stained and varnished and that was it. We wanted to keep the raw rustic look and it looked great when it was complete as you can see below. It was a really nice finish to the ensuite in the loft conversion.
